I will and have made changes to this description as questions come in, in order to make the information more concise. These changes will be marked in "red".This auction is for a deeded week, or 2200 Hyatt Vacation Club points, which renew each year - 4400 points are currently available to be used (2200 Hyatt points + 2200 Interval International points that have been banked to extend where we can use them and how long we have to use them). We are selling our 2bdrm / 2bath timeshare located at Hyatt's Wild Oak Ranch in San Antonio for week 27 every year and the 2200 points associated with it. If you aren't familiar with Hyatt Vacation Club, visit their website - http://www.hyatt.com/hvc/index.jhtml. However, a brief summary of how it works is: you will own a timeshare worth 2200 points that you can use by spending a full week at Wild Oak Ranch during week 27 (on or about the week of July 4th) of any year, or (as most do) you can use those points at other Hyatt clubs around the U.S. Most people never even stay at their home resort. Unused points can be transfered to an EEE account which makes them available for an extended period of time, and which can be used at 1000s of non-Hyatt resorts through Interval International. Certainly, if you are heading to San Antonio to go to Sea World or the Riverwalk, Wild Oak Ranch is far an above the best place in the city. You have so many other options available to you with this package, you may never get around to it. As an added bonus, this membership includes a gold membership to Interval International, a grouping of 1000s Hyatt and non-hyatt of resorts around the world. This feature increases the number of resorts at your disposal. Their website is - http://www.intervalworld.com/web/cs?a=1500. An owner would chose to transfer points for two reasons: 1. instead of letting unused points expire, you transfer them to an Interval International account, which extends their use period. 2. you want to have access to the 1000s of resorts that are not owned by Hyatt. We have done that with 2200 points. Thus, on top of the 2200 points that just became available in July through Hyatt, we have 2200 points that can be used through Interval International. Hyatt resorts are also available through Interval International (as you can see by visiting the Interval website), but non -Hyatt resorts are not available to you through the Hyatt Vacation Club website.We have a total of 4400 points available and they don't begin to expire until 07/09. Those points will be transferred to the person who purchases this timeshare and will be available for their use. You can get a cheaper timeshare cheaper, but it is all about the points. For example, 2200 pts will get you a 2,3, or possibly a 4 bedroom suite in most cities around the world for up to a full week. A 2 or maybe a 3 bedroom suite in Hawaii for a full week is only 1750 points. That leaves almost 500 pts you can use somewhere else. If you chose not to use those leftover points, you can save them, or transfer them to Hyatt Gold Passport points that can be used for everyday hotel stays at Hyatt hotels. For a very small fee, you can also allow others to use your points. If you buy a 1300 or 1400 point timeshare, you are severely limited by where you can go and when. There is nowhere you can't go for 2200 points. In purchasing this timeshare, you will own this deeded week and have the ability to use it, sell it, or will it to your children. You will own it forever. This timeshare would cost approximately $35000.00 to purchase from Hyatt today, without 4400 points immediately available. The approximate increase in value is 6% per year, per Hyatt sales reps. The reasoning, every time Hyatt builds a new building at Wild Oak Ranch, the cost to get the same number of points increases by approximately 6%. Next year the cost for a 2200 point week will be approximately $37000.00. I think they just opened building 3 and are building number 4. They will have 12 buildings total when construction is complete. We are selling our timeshare to make way for a new baby. We wish the winning bidder the best and will do everything possible to make their transition into this timeshare as easy as possible. We will cover any closing costs associated with change of title. There are no outstanding reservations, so this should be a very clean transaction. We have 100% feedback and wish to keep it that way. Good Luck!Can I make this any more complicated?
