For Sale: 3 BR/2 BA Vermont Ski Condo - Smugglers Notch Ski Resort - One of the MOST highly sought after timeshares on the East Coast!! Fantastic family activities - great trading/exchange power on RCI system!! Location: Highland Hills Community, "Mountain Laurels" building (15-unit luxury condominium complex, built 1996, building has highest slopeside elevation on Morse Mountain). LA-05 unit - deeded. Description: Smugglers' Notch Resort is nestled right in the heart of Vermont's Green Mountains between Stowe and Jeffersonville, Vermont (just 30 min. from Burlington airport). Our unit is on the ground floor and is ski-in/ski-out. In my opinion this is absolutely the best spot on the mountain! Slopeside luxury 3-bedroom layout sleeps 10 with amazing views, luxury accommodations, and unparalleled privacy. In the winter you can ski to your hearts content. Smuggs is famous for its ski and snowboard school for children. They have an all day camp, or group or private lessons. More advanced skiers/boarders can ski or ride the free shuttle to two the nearby more advanced mountains, as well as Stowe (weather permitting). In the summer you can use the barbeque grills on the lawn outside the condo, and the pool is open 12 months/year! Another great time to visit is in the fall, when the foliage is gorgeous. There are a ton of activities on site: Yoga classes, hiking (all levels -- even hiking mount Mansfield) painting classes, pottery, children and adult camp programs, movies, comedy shows, a fantastic weekly marionette show, a wonderful country fair, skateboarding, mountainbiking. All of these activities are on the premises, so there is no need for a car (FYI - if you do bring a car/car(s) there is plenty of parking at Mountain Laurels). This is a great family resort, and has a plethora of activities/ski schools/facilities for children of all ages. Smuggs has some great facilities/restaurants/activities that cater to single adults and couples without children too! You can go to www.smuggs.com to see trail maps and explore all the resort has to offer! Price: Priced to sell! My family purchased this unit for approx. $38,000.00 in 1997; now our family is grown, our kids are all away at school, college, and working, so we haven't been able to use the timeshare and decided it was time to sell our wonderful Smuggs property. Comparable resale units are resold through Smuggs' real estate office for prices ranging from $18,000 to $28,000. We would like to sell our unit asap, hopefully before Christmas this year. Thoughts on why it is better to Buy than Rent a Smuggs vacation timeshare: Smuggs charges $3000-5000 per week for identical/virtually identical units, so this is a chance to get a premier vacation every year at a fraction of the price. The buyer will get full ownership of the timeshare, which will be transfered to you via escrow, and you will have an instant yearly vacation that pays for itself in less than a few years and the timeshare lasts your entire lifetime! Timeshare Weeks: Our property is two weeks of a fully-deeded "interval" ownership through Smugglers' Notch, an RCI Gold Crown resort. The two weeks include one winter ski-season week, this is a Red week (highest demand), and one off-peak floating week that is pre-assigned and can be used at Smuggs or any RCI resort worldwide (see photo of black and white document, our off-peak week falls on the dates indicated for each year through 2017 in column 10 of this document). To explore RCI worldwide offerings go to www.rci.com and click on the "resorts" tab! --Winter Ski Week: This week is "Red", ie. the most highly sought after vacation time, and it is flexible so your family has the option of choosing when your vacation will fall each year from ten Red vacation week options (weeks 1,2,3,4,5,6,9,10,11 or 12 - these fall in January, half of February, and March - see photo showing the 52-week RCI schedule for exact weekly information. 2009 week has already been assigned, and it is week Feb 1-Feb 8. We found this flexibility great in the winter ski-week, because you can select your vacation plans based on your schedule (ie. you don't have to worry about forgoing your one vacation week b/c the kids' school calendars kept changing, with our timeshare you get to choose a different week every year if desired!). This winter ski-week is deeded in the Mountain Laurels building, a like-new building with slopeside ski-in/ski-out access and many immenities (private heated pool, only 15 units ie. exclusive complex compared to others at smuggs, fitness center, new facility, unlimited parking, etc. etc. etc.). Our deeded unit is the prime corner-unit on the ground level (#LA-05). --Summer/Fall "Floating" Week: this week is pre-assigned (the schedule is made up years in advance), and each year you are given a different week for your vacation; the weeks are assigned as follows for our timeshare through 2017: 2009: wk. 41 / 2010: wk. 39 / 2011: wk. 47 / 2012: wk. 16 / 2013: wk. 23 / 2014: wk. 18 / 2015: wk. 17 / 2016: wk. 38 / 2017: wk. 42. You can choose to use the week as follows*: 1. If you'd like to stay at Smuggs you just use the week you are assigned, which differs every year and is pre-assigned years in advance you don't have to do anything - you will get an automatic Smuggs Spring/Summer vacation week just like your winter week; 2. You may log onto the Smuggs internet website and swap with another timeshare owner for a different week (often people who aren't skiiers want to vacation in the summer and will give you a prime-ski week in exchange); 3. You may go through RCI and either exchange your week for any week at a comparable or lesser-quality resort (our Smuggs timeshare is the highest level, called "gold crown", this gives you unlimited selection of all RCI resorts with premium status and the highest quality group for selection; in all RCI has about 1500 resorts worldwide as of 2007. 4. If for some reason you cannot take time off for the second vacation week on any year, you may request that RCI "banks" (ie. "saves") your week for you to use later (can be redeemed any time within a few years period, after which it expires), and I believe all of these can be done without any cost to you. Maintenance: Because you will own two weeks per year, you will have to pay two maintenance fees yearly (maintenance fees were $960.00 in 2008, and increase at about 5% each year based on expenses). Closing: I plan to use an escrow agent or lawyer to draw up a contract and organize the closing arrangements. I contacted a closing agent for a quote on closing/escrow services, and the cost is $400 on average for an all-inclusive closing service (including Escrow, Deed preparation, and resort notification of transfer of ownership). Buyer is responsible for the closing costs, so final selling price will equal the final bid plus all closing costs.
